The Water Factory is right in the heart of Brighton with nightlife, cafe culture, shopping in the South Lanes all on your doorstep. Location-wise it really does not get better than this to make it easy for you to enjoy everything Brighton has to offer. The beach is just a few meters away too. The house has been interior designed and each room has a Brighton theme reflecting different places in the city. The house itself has a long history as The Mineral Water Factory, hence the unusual name!
- Crisp, white bed linen and one towel per person are provided. Bed linen is provided for all the sofa beds and additional beds, also.
- All gas and utility costs are included.
- Parking is in nearby car parks but we recommend coming by public transport.

The Water Factory is about as perfect a location you could wish for if you are coming to Brighton to enjoy a weekend with friends and family. Everything is so close by.
West Street and the seafront with all the clubs and bars is a short walk away and a few steps in the other direction and you have the South Lanes with great independent shops, cafes, more pubs and bars and restaurants. The beach is just a few steps away too so you can enjoy being next to the sea and being right in the heart of this vibrant city too.
The house itself has a long history as The Mineral Water Factory and has now evolved into a wonderful home, specially designed with groups in mind. Interior designed with a boutique style interior, each room represents an area of Brighton and has wallpaper and co-ordinates on the walls to reflect each one.
From the history and grandeur of Stanmer House, to the vibrant and eclectic North Laines, you can enjoy choosing a bedroom which reflects the places. No sofa beds in this property, just five single beds and three triple bunks so no arguments about who sleeps on a cube bed or sofa bed!
The property has a long kitchen/ diner with a dining table for fourteen and two seating areas located at the front and back of the house with comfortable sofas, so there’s plenty of space for your group to chill out and chat.
Close to the train station and bus station, this property really makes your weekend In Brighton very easy in every way and offers fantastic value.
The entrance leads into the living room and there is a corner sofa and pouffe and an LCD TV and DVD on the wall. Going on through the house you come to a handy downstairs loo. Further back and you come to a large long room which is the kitchen/ diner and also an additional space at the back with two more sofas. A mural of Brighton Pier on the back wall provides a fabulous backdrop! The kitchen is contemporary and has everything you need should you choose to self-cater, and the dining table seats fourteen.
On the first floor are two bedrooms and a shower room. Bedroom 1 is “Brighton Museum” with quirky wallpaper, a triple bunk and a great dressing table area. Bedroom 2 is “The West Pier” with driftwood wallpaper and seagulls painted on the walls and has two triple bunks and another dressing table area.
On the second floor are two more bedrooms and another contemporary shower room. Bedroom 3 is “Stanmer House” with paneling wallpaper and a country house feel. This has two single beds. Bedroom 4 has 3 single beds and a mural to reflect the street art of “The North Laines”. Both rooms have dressing tables so plenty of space to get ready for your evening out.
